Commercial Flat Roof Systems We Install
The right system for your building depends on your budget, energy priorities, rooftop equipment load, and how long you plan to own the property. Here are the systems we install and where each performs best.
- TPO (Thermoplastic Olefin). The most popular new commercial flat roof system in DFW. Highly reflective (lowers cooling costs in Texas heat), heat-welded seams, 20–30 year lifespan. Best for: retail, office, warehouse, and buildings where energy efficiency matters.
- EPDM (Ethylene Propylene Diene Monomer). Also known as “rubber roofing.” Excellent durability, resistance to Texas UV and thermal cycling, 25–30+ year lifespan. Traditionally black (less reflective) but available in white. Best for: buildings prioritizing longevity over energy performance.
- PVC (Polyvinyl Chloride). Excellent chemical resistance, energy-efficient (highly reflective), and one of the strongest seam options. Higher upfront cost. Best for: restaurants (grease resistance), industrial buildings with chemical exposure, and buildings where premium performance justifies the investment.
- Modified Bitumen (Mod-Bit). A modernized asphalt-based system installed in layers. Highly durable, proven decades of performance, and often used where BUR was previously installed. Best for: buildings needing a robust traditional roof at moderate cost.
- Built-Up Roofing (BUR). The classic hot-tar-and-gravel system. Still installed on select projects where the specification calls for it, particularly on some institutional and industrial buildings. Long-proven longevity.
- Roof Coatings and Liquid-Applied Membranes. Not a new install per se, but a way to extend an existing roof’s life without a full tear-off. We evaluate whether a coating is a smart intermediate step or whether a full re-roof is the better investment.

A new commercial flat roof carries two warranties. The manufacturer material warranty covers the roofing system itself (typically 10–30 years depending on the system and specification). The T Rock labor and workmanship warranty covers our installation for 10 years on commercial flat roof systems. Combined, most commercial flat roofs T Rock installs are protected for 20+ years.
