Flat roofs fail differently than pitched roofs. The problems announce themselves in specific ways:
- Standing water 48 hours after rain. Ponding water is a flat roof’s fastest killer. Membrane wears at the water line, seams open under prolonged saturation.
- Interior stains, drips, or bubbling ceilings. Water almost always travels from its entry point before showing up inside, so the stain rarely sits directly under the leak.
- Visible tears, splits, or bubbles in the membrane. Common on aging TPO, EPDM, and modified bitumen surfaces after summer heat cycling.
- Failed seams or lifted flashing. Where the membrane meets a wall, penetration, or drain is where most leaks start.

Replacement makes sense when:
